Our name, Watershed, as defined is "A crucially important factor, time or event."  This implies a coming together of many things, many ideas, many people, and many streams merging into a larger stream, merging into a river. And so many agencies are buying into or selling, the concept that watersheds best describe a functional unit for resource management.

Watershed was formed as a platform for acquisition, disposition and redevelopment of industrial multiple flex space, office and retail buildings. Watershed is a cooperative of specialized groups functioning in the capacity of property management, property maintenance and property evaluation.  This cooperative ensures that all facets of properties are controlled and regulated, thereby ensuring the highest maximum returns while maintaining a low cost overhead.

Through Watershed's involvement in each step of the process, by utilizing our extensive brokerage and real estate industry contacts to source appropriate product, preparing the financial underwriting, utilizing Argus models; property acquisition; ongoing management of the asset through various rental techniques, such as the Multiple Listing Service and web exposure, we at Watershed foster an investment atmosphere and a rate of return that subscribes to the criteria set by the various sponsor groups.

Still, the concept means something different to everyone. Communication and continual defining of what we are about is necessary. Let me share this story by way of example:

This friend of mine came over to dinner one night. When he came to the door I greeted him and invited him in. As he entered, the dog came in with him. We then went into the living room to visit. We sat there visiting for some time; all the while the dog roamed about the house, jumping on the furniture, pulling clothes out of closets, chewing on my children's toys, etc.

-- Nobody said a word.

We went in, finally, and sat down to eat dinner. As we ate, the dog continued to roam about, getting into everything, begging for food, and jumping up on my lap.

-- Still, nobody said a word.

Finally, when dinner was over, I showed my guest to the door and said good-bye. As he was leaving, I finally asked, "Aren't you going to take your dog with you?"

He said, "My dog, I thought that is was your dog."

Watershed management has many meanings. Unless we come to the table to talk about what it means, we will simply be doing what we have always done - acting as separate, limited entities.
